This teak farm has a total area of 96.6 hectars (about 239 acres). It is situated in the canton of Turrubares in San José province, inland just south of Jacó in the Central Pacific. The farm is planted with about 75 hectars of teak, half planted in 1998 and the other half in 1999. The access is good as the property fronts on a state highway (a little rustic but guaranteed to be open). The farm has a river and some parts have a view of the ocean.
The trees have an average diameter of 6 to 8 inches with heights of 10 to 12 meters. The caretaker states that the trees need about 5 to 10 years more (from 2009) to be commercially harvestable although to thin out a little, some could be cut now for parquet flooring now. The plantings average 900 trees per hectar and are planted at a distance of 3 meters. The caretaker also states that the farm is currently worth $1 million with a total crop value in the 5 to 10 years of $2 million and the land will still be there for any other use. The area is experiencing a little development recently. The owner is in his 80’s and wishes to be able to enjoy his money now, so the finca is listed at $750,000.
This is a good price of only $10,000 per hectar (or $1 per M²) for the planted part with the balance of 20+ hectars of internal roads and river for free. |
